Finding an Apartment in Seoul: Jeonse vs Wolse Explained
Wolse (monthly rent) is best for teachers: 5-10M KRW deposit + 400k-1.2M KRW/month. Jeonse requires huge deposit (100M+ KRW) with no monthly rent.
Korea's housing system is unique and can be confusing for foreigners. Here's everything you need to know about finding your first apartment in Seoul.
Two Main Systems
Wolse (월세) - Monthly Rent
Similar to Western rentals:
- Pay deposit (보증금): Usually 5-10 million KRW
- Pay monthly rent: 400,000 - 1,200,000 KRW
- Most common for foreigners
Jeonse (전세) - Lump Sum Deposit
Uniquely Korean:
- Pay large deposit: 100-500 million KRW
- No monthly rent!
- Get full deposit back when you move out
- Difficult for most teachers (too expensive)
