Understanding Korean Rental Contracts
Korea has two primary rental systems that you won't find anywhere else in the world:
Wolse (월세) — Monthly Rent
You pay:
- A deposit (보증금): 5,000,000-30,000,000 KRW (refundable at lease end)
- A monthly rent: 200,000-700,000 KRW depending on size and location

- Deposit: 10,000,000 KRW
- Monthly rent: 500,000 KRW
This is the system most foreign teachers use when renting privately.
Jeonse (전세) — Lump-Sum Lease
You pay a single large deposit (typically 50-80% of the property's market value) — and then pay NO monthly rent for the lease term (typically 2 years). The landlord invests this deposit and returns it in full at lease end.

Officetels (오피스텔) — Studio Apartment-Offices
A studio unit designed for both work and living. Typical size: 15-30 square meters. Management fee (관리비): 50,000-150,000 KRW/month extra.
